THE BUSINESS:
The business is currently run by 2 people and operate from 9 - 5.30. We have a regular client base, with repeat orders along with the students of Coventry & Warwick University for printing and document binding as well as photocopying. It is located in a fairly busy road, with ample parking. There are a range of local businesses, including banks and 24 hour shops and food places.
The business can be heavily increased with 1 more staff, and abit of advertising.
THE PREMISES:
The premises is a secure locked up shop, with new aluminium shopfront and shutter, along with another shutter along the side, which has parking and access to the rear workshop/warehouse.
Retail Area: Approx 12ft (widening to 20ft) x 40ft
Rear Room: Approx 10ft x 16ft - currently used for storage of paper.
Secure inside parking: 11ft x 40ft - Currently accomodates 2 cars, or a long sprinter type van. Currently used for loading & parking etc.
Workshop Area: Approx 45ft x 35ft. Used to accomodate 4 Colour Printing Press, processors, guillotine etc.
The retail area is modern with slatted walls, a large heavy modern wooden workbench with shelves. suspended ceiling and laminate flooring (not in perfect condition and can be carpetted if required). Their are a couple of water leaks on the side wall, and some roof work should be considered in the rear workshop.The lease price takes into consideration the work that needs done on the property.
THE LEASE:
The business is available on a new 6 year lease with rent review after 3 years. Current annual lease is 16,000 per annum on full tenants repair and insurance terms inside and out. The rent is very reasonable considering the size and condition of the property. Properties 1/4 of the size in the vicinity are being let at around the same figure.

All the above have been enough for us to operate the business over the past 4 years. Although a couple of items could do with being upgraded, however we have never felt the need to do so. Other misc items and stock at valuation offered. (Approx 10,000 worth of paper.)
PROFITABILITY & TURNOVER:
The business is highly profitable, although we have not been able to explore the full potential due to circumstances beyond our control. However we know the business can be improved alot. The profitability in short runs is 400% and on outsourced prints can be anything from 20% upto 100%. Document Binding is a major part of our business being very close to the Coventry University. Their is markup of upto 400% in some bindings. Good margins in colour and black & white photocopying. I would happily stand all day doing just photocopying and small runs, as the margin is very reasonable.
TRAINING & HANDOVER:
Training and a handover period can be agreed with the right person. To run a successful business you need to have graphic design experience, or employ a designer. After that, any person is able to run this business successfully and can be trained within a few days.
