Quiet young lady seeking room to lodge Sept-Jan

I'm moving to Brighton to start a job in September, but can't move into my accommodation until January 2010. I'm looking for a room of any size to lodge in, mostly during the week - I expect to be away at the weekends. My preferred location is Kemp Town or by the station, but anywhere with a bus-stop nearby would be perfect.
I'm a calm, sociable young female graduate whose hobbies are singing, ballroom dancing, and learning languages. I can't pay much rent, but would be ideal as a companion for an elderly person living on their own (I enjoy scrabble and reading aloud), or perhaps a family, where I could do some cooking or babysitting to help out. Maybe a family with an older child just leaving for university, so there is a spare room? I can tutor French, German, Linguistics and English as a Foreign Language if this helps.
