I am a professional male (early 40s) looking for someone to rent a double bedroom in a 2-bedroomed 2-bathroomed flat. It is light, spacious, high-ceilinged and characterful with a balcony at the front and back, about 15 minutes' walk from both Brighton and Hove Stations and close to the beach.
The photo shown is of the living room. I don't have a photo available of the bedroom, but it is large, has a double bed, a built-in wardrobe, and a built-in cupboard. The flat has all the usual mod cons, including a good washer-drier.
The price of the room is 400 pcm, with full share of the flat, plus 120 pcm towards bills (Council tax, gas, electric, water, free landline calls at weekend, wireless broadband, BT vision, TV licence).
The cost of bills is based on fairly careful use of central heating and might need to be increased if the gas consumption went up dramatically (or reduced if the gas consumption went down, of course!).
I'm looking for a friendly, easy-going professional (sorry, I don't want to share with a couple), who is clean without being obsessive, and who is looking for a quiet refuge rather than a party flat. I'd rather not have any visitors to the flat who are gay-unfriendly, racist etc.
I would prefer somebody who: cleans up after themselves in the shared areas and confines any mess to their bedroom; and watches TV selectively rather than switches it on automatically as soon as they get in (unless in their bedroom of course, where there's an aerial socket). I have a bit of an issue with day-time TV Although I'm not a rabid anti-smoker, I don't smoke and prefer people to smoke on the balconies generally. Apart from these potential peeves, I consider myself to be fairly easy-going. I'm also receptive to people letting me know if they need me to do things differently.
I've had really good flatshare experiences so far. Part of the reason they have worked so well is that we tend to use the flat at slightly different times and make sure that we both get the flat to ourselves from time to rime. I tend to leave for work very early and not get back until about 7.30. The usual rules of consideration have also applied: eg giving each other as much notice as possible if we're having friends round etc.
